hereinafter called provider / hotel
§ 1 validity of the conditions
1. The services of the provider are exclusively based on these terms and conditions. These therefore also apply to all future business relationships, even if they are not expressly agreed again. At the latest with the confirmation of the achievement by the signature of the guest and the offerer these conditions apply as accepted.
2. The following provisions apply exclusively; conflicting or deviating terms and conditions of the guest do not apply, unless the provider has expressly agreed to their validity in writing. The following provisions shall also apply if the provider, in the knowledge of conflicting or deviating conditions of the guest, provides the service to the guest without reservation.
3. Deviations from these conditions are only effective if the provider expressly confirms them in writing.
§ 2 Offer and conclusion of contract
1. The offers of the provider are non-binding.
Declarations of acceptance and all related descriptions of the scope of services require the written or telex confirmation of the provider for legal validity.
The same applies to supplements, modifications or subsidiary agreements.
2. Employees of the Provider are not authorized to make oral subsidiary agreements or give oral assurances that go beyond the content of the written contract.
§ 3 room provision, handover and return
1. The conclusion of the contract obliges both contracting parties to fulfill the contract. The hotel is obligated, in the event of culpable non-provision of the room, to pay compensation to the guest in the amount of the lodging price. He is entitled to offer reasonable alternative rooms in another hotel of the same or higher category.
If the guest refuses, he is not entitled to compensation beyond the lodging price.
2. Booked rooms are available to the guest from 14:00 on the agreed arrival day. On the agreed day of departure, the rooms are to be made available to the hotel by 10:00 at the latest.
§ 4 Services, prices, set-off, due date
1. The hotel is obliged to provide the rooms and services booked by the customer.
3. The prices may be changed by the hotel if the customer subsequently requests changes to the number of booked rooms, the hotel’s service or the length of stay of the guests and the hotel agrees.
4. The hotel is entitled to demand a reasonable advance payment or security deposit upon conclusion of the contract or thereafter, taking into account the legal provisions. The amount of the advance payment and the payment dates will be agreed in writing in the contract.
5. With your timely deposit or security deposit your rooms are successfully booked.
6. The price of the accommodation will be payable minus the down payment made on the day of arrival.
7. The conditions for the transfer or credit card payment of the bank / credit institutions are part of the accommodation contract.
§ 5 Cancellation of the customer Cancellation, cancellation
1. A resignation of the customer from the contract concluded with the hotel must be made in writing. If this is not the case, the guest is obliged to pay the following cancellation fees:
– Cancellations up to 03 days before the arrival day are free of charge
– Cancellation from 03 to 01 day before arrival / Check-in time: Booking value of the first night without breakfast
– In case of no-show of the guest (no show) and cancellations on the day of arrival, the full amount of the booked stay will be charged less booked services
– For bookings during events, public holidays and trade fairs a cancellation period of 7 days applies.

§ 6 Warranty and liability
1. The provider is not liable for the loss and / or destruction of personal property or the inventory and the premises in case of intent and / or gross negligence in dealing with the inventory and the premises or by breach of the duty of supervision of the guest.
2. The provider is liable for the loss or damage caused by the fault on his premises, unless the loss or damage is due to circumstances that could not be averted by the diligence of a prudent businessman.
3. The provider is not liable for unforeseen, unavoidable and exceptional performance disruptions due to force majeure. Cases of force majeure are those which elude the sphere of influence of the provider, such as natural disasters.
§ 7 House rules
The house rules are part of the general terms and conditions. In the event of violations of the house rules, the hotel is entitled to terminate the accommodation contract without notice. Cancellation fees will be charged according to the cancellation policy.We ask all guests to behave in such a way that the other guests and our neighbors will not be disturbed.
Night rest – From 22:00 o’clock in all rooms volume must be maintained , Please behave quietly in the corridors and in the stairwell. No smoking – Please note the general, legally required smoking ban in our house. In the event of a breach of the smoking ban, we reserve the right to charge the hotel guest, the customer or the organizer for the special cleaning or the failure with at least 50,00 EUR.
Damage, pollution, loss of keys In case of damage or contamination of the building or inventory, If the room key is lost, the damage caused must be replaced by the person responsible. Compensation payments are to be made immediately (in the case of groups, accompanying persons may have to pay in advance as a substitute for the organizer).
Theft and intentional damage to property will be reported immediately. Visitors – It is not permitted to receive non-checked-in visitors in the guest rooms. You can welcome visitors in the lobby or at the bar of our house.
